Based on the Provincial policies and County of Simcoe Official Plan, the Township of Tiny is not a designated growth area, therefore, the opportunity to sever (lot creation) within the Township is limited. Tiny is a rural/agricultural community with existing shoreline/hamlet residential development which is not serviced with municipal sanitary services.
The policies of the Province, the County of Simcoe Official Plan, and the Township of Tiny Official Plan provide the applicable land development policies.

What are the criteria that would qualify land to be severed?
In regards to general subdivision or land/lot creation inquiries, we would recommend that you seek professional assistance (such as, a professional land use planning consultant) to aid you in the review of the various regulations and policies. The Township does not provide this service.
